Meta Ads FAQs
I've boosted posts before and got nothing. Why would this be different?
Boosting pushes a post to a broad group based on limited criteria such as age, location and interests. There is no optimisation toward an action, so Meta has no idea what a good outcome looks like for you and never learns. It delivers to whoever is cheapest to reach, which is usually people who like posts and do nothing else.
A campaign works differently. You tell Meta the outcome you want, which for a builder is a completed enquiry form from someone in your build areas. Every impression becomes training data. Meta learns which behaviours precede an enquiry and shifts spend toward those people, and the cost per enquiry falls over the following weeks as it gets better at it. Boosted posts cannot do this because there is no outcome defined for them to learn from.
That is the whole difference. Same platform, same budget, completely different result, and it is why builders who have written Meta off after boosting are usually judging the platform on something that was never designed to generate work.
Won't reaching people two years out just fill my inbox with tyre-kickers?
No, because reaching someone early and generating an enquiry are two separate things. Early reach costs very little and produces no enquiry at all. It builds an audience of homeowners who know your work, which is an asset that sits there until they are ready.
The enquiry only happens when they choose to fill in a form, and that form has qualifying questions built into it covering budget range, timeline, suburb and project type. Someone who is not ready or cannot afford your range will not complete it.
The early work is actually what makes the later enquiries better. A homeowner who has watched your walk-throughs for a year already understands roughly what a build with you costs. They have self-selected before they ever reach you. The builders who get poor quality enquiries from Meta are usually running lead ads to a cold audience with no qualifying and no context, which is the opposite of this.
How much do I need to spend?
Work backwards from your numbers rather than starting with a budget. If your average project is worth $600,000 in revenue and you convert one in four qualified enquiries, one enquiry is worth $150,000 in expected revenue to you. Against that, most builders find they can afford considerably more per enquiry than they assumed.
As a rough shape, builders turning over $2 million or more are usually spending somewhere between 3% and 5% of turnover on marketing in total, with Meta taking a meaningful share of that where the work is residential. The exact figure depends on how competitive your build areas are, how much of the audience already knows you and how fast you want to grow.

How soon will I see enquiries?
Expect first enquiries within the first few weeks and reliable enquiry quality by around month three. The first fortnight is Meta learning who responds, so early results are not representative of anything.
The longer answer is that Meta operates on two timeframes at once. There is the short one, where people already close to ready see an ad and enquire within weeks, and there is the long one, where you are building an audience of homeowners twelve to twenty four months from starting. The second is where the real value sits and it does not show up in a monthly report for a while. It shows up as enquiries that arrive already convinced, shorter sales conversations and being the only builder someone is talking to.
Given a residential build takes most homeowners a year or more to commit to, judge Meta on a quarter rather than a month, and judge it on enquiry quality and conversion rate rather than volume.
Do I have to be on camera?
It helps a great deal, and most builders find it far easier than they expect once they have done it once. Homeowners are choosing someone to trust with the largest purchase of their life, and seeing the person who will run their build explain how they handle a budget or a variation does more than any amount of finished project photography.
If you would rather not, we build around your site supervisor, your project manager, your finished work and your past clients. Client footage is particularly effective because a homeowner talking about their experience carries more weight than a builder describing their own service.

What do you need from me to get started?
Access to your Meta Business Manager and ad account, a half day on a site for filming, and someone who responds to enquiries quickly.
That last one matters more than most builders expect. Meta enquiries arrive from people on their phone in the evening and they go cold fast. Builders who respond within the hour convert several times better than builders who get to it two days later. Before we launch, we work out who is handling enquiries and how, because the best campaign in the world will not survive a slow follow-up.
Do I get to approve everything before it goes live?
Yes. Creative, copy, targeting and budget. We will tell you what we think will work and why, based on what we have seen across other builders, but you have the final say every time and nothing runs that you have not seen.
